Yahoo Bulk EMail rules?
What causes my email messages from realestate@esch.com sent to yahoo EMail accounts to go into the bulk mail folder?
Is it "realestate" in my email address or the embedded links to real estate listings?
Also, it appears that if I have a EMail witha WORD file attachment and EMail to a client with Yahoo Email address, then it goes to the bulk folder, while a file without an attachment goes to the InBox.
Some people that request I send Email to their Yahoo EMail address can not figureout how to view the bulk folder and/or always accept EMail from my EMail address.
No one knows exactly how Yahoo decides on what is spam. It would defeat whatever system they have if the answer got out. Adding an address to your contacts list is supposed to override the spam filters. Many business emails now even tell customers to do that.

Go to your state’s website and find the professional license area. Search real estate salesperson licenses. You should be able to look up the license and they will provide you status including when it will expire and what Broker holds the license.
Going Brunette to blonde?

if you have pale skin you would wash out when your hair is blonde.i know from experience. if you want to go blonde i would do a dark blonde. and i would wait a few years only because i started dyeing my hair young and now im still having to dye it.. and i wish i never started. make sure its really what you want first. you could also have your mom do semi permanent which will wash out after 28 washes to see how it looks and if she doesn’t want you to dye it permanent then she may say yes to that. good luck and hoped i helped.
what to do if you suspect realestate fraud?
I really liked a home i saw on the market it has been on the market for over 8 months i offered more then the asking price they told us that the home is contingent.we were told that the home would be closed on the tenth but we still see the property listed as active on different web sites our realestate agent tried calling them again several times and they won’t answer his phone calls what actions can we take if any to find out whether or not the house was closed on?
yes they did tell us that they would present our offer .
We need much more information to determine what is going on.
What you have experienced is not necessarily fraud.
I cannot imagine a seller or the listing agent of a seller who is trying to sell their property, refusing to acknowledge a serious offer that can close escrow, especially where the offer is over the price that they are asking for the property.
However if the listing agent does not think that you can get financing, the listing agent will not want to take the property off the market and tie it up in escrow if it appears that you will not be able to get financing and be unable to close the escrow.
Also, even though youu said your offer was over the asking price there may have been other offers even higher than yours.
Even though the property had been on the market for eight months, the real estate market was very slow several months ago, but now in the area where I live, large numbers of buyers have recently come out from the shadows and many houses on the market now have multiple offers with offers over the list price.
Also, it is not clear to me what the sale was contingent upon.
By contingent, did you mean that your offer was a back up offer behind another offer that was scheduled to close on the tenth and the contingency was that if that transaction fell through yours would be placed in first position?
Or, if yours was a back up offer were there a number of back up offers? If so was your offer behind another back up offer?
Or did you mean that your offer was in first position to close on the tenth, but did not close?
Were you able to get financing? If not your offer would not have been accepted even if it was over the asking price.
In that case the property would still be on the market because the seller’s agent does not think that you can get financing and does not want to tie up the property in escrow if the listing agent for the seller thinks that you will not be able to close escrow because you will not be able to get financing.

To find out whether the property was closed, the most reliable source is to visit The County Recorder’s Office in the County where the property is located.
Look up the property in what is known as the grantor/grantee index. The grantor is the seller and the grantee is the buyer.
There usually is an index that you can use to look up the name of the seller of the property in that index, if you have the correct address of the property.
Then look up the name of the seller in the grantor/grantee index to see if the seller has transferred the property.
If the seller has transferred the property you will find the record of the grant deed that the seller signed over to the buyer.

In October 2007 I started renting (and signed a minimun five year lease) a house in Innisfil on the fifth line, from a mojor corperation located in toronto somewhere. It is a numbered Ontario company. The rent was to be paid to a realestate agent in Alcona.(In a century 21 ) I have been asking for my lease on many occassions in which I was unsuccessful. (he had forgetten, couldn:t catch me), or perhaps just did not care..I have been down to his office on many occassions also to just get it, He was never there and the ladies at the front desk said that they had no access to his office. .My issue is that I have lived in this same home since I was ten years old, with a different landlord, I am now 35.
On April the 28th as I was upstairs cleaning, a black dodge pick-up came down my driveway,and parked in my parking spot two men got out and started to dress in their hunting cloths, continued as they pulled their shotguns from their cases and loaded them. They proceeded to walk through my front yard and between my barns in which I also rent, as was in my lease.. This is where I should have dialed 911 right…But no I interfeared by going out my front door and asking them what they thought they were doing..
I was told by one of the people that I only rent the house and they were going hunting. I told them they were tresspassing and they had no right to be on the property that I was renting, This turned into an arguement and when I told them there was such things as respect, he was very angry at this point… He finally revealed that he was infact the land owner… and showed me his I.D. I repeated my self and point blank told him that as a londlord he should respect his tennants, hunter ethics are not parking and and carrying loaded guns through your tennants yard.where their children and animals play (Thats not acceptable) that I was still waiting for my lease,and getting tired of chasing the agent for it and that he still had no business parked in my driveway..Let alone argueing with me on my poarch with his loaded gun over his shoulde I was very uncompfortable at this point so I told him that I was not happy and could have called 911 first for tresspassing and then because I have never seen him before I could have thought he was a nut bar. God I could have been killed. What was I thinking..
He said that he thought it was the obandoned house next door that was rented, ya right I am not stupid I said, when you pull into a driveway and see a Jonh Deer ride on lawn mower, a covered skidoo, cut grass, wood pile still from winter with an axe and trailer still there,my daughters pet gaot running around the yard, and new barqicue on the porch no on lives here.( I guess people just move and leave their expensive bolongings at their old house right.) I told them they could leave and next time I would call 911, They threw thier guns in the truck and left.
Monday I called the agent and asked him for my lease again, He said he had talked to the land owner and that I had put myself in a very bad situation, so I told him what had happened on the Saturday and that if he had come to the door first( like most ethical hunters do) and said who he was there probably would not have been the problem. He said he needed to talk with the land owner about the lease. I told him it was his legel obligation to give me the lease I had signed a least 21 days after I signed it, and there would be no more rent till I get it. I would be in his office at 6:30 Wednesday to pick it up.On the way home I went to the Innisfil police department to have what happened Saturday documented. When I got to the agents office after work Wednesday he was not there. The lady at the desk said he wanted me to call him. so we did. now apparently there was not giong to be a lease, so I demanded the papers (lease) I signed back in October. Apparently I must be delusional, I signed a lease and he says I never signed anything and I do not know what I am talking about. Then he hung up after telling me that the land lord is going to tear down my home.
Wednesday May 1st I went into Barrie and filed papers with the land lords and tennant act. When I got home there was a red van in my driveway, I pulled up infront of them, they backed down my driveway and parked ON my grass, I asked then to please get off the grass and turn around on the driveway.( thats why we have one) He bluntly stated he was being considerate to let me pass, (by driving on my grass) (they must be related) The people in the van would not give me their names so I took the plate number and modle of their vehicle. When I got to my door there was an envelope in the corner. Great my eviction notice.
I now have 120 days to be out of my home, where I have lived since I was 10. My daughter was born here and has almost completed all her schooling thank god for that. But the issue still stands that How do I win making minimum wage fighting a multi million dollar corporation? All was great till I told the land owner I did not want him going through my yard with a loaded weapon. Why should these people get away with what they have done and are doing to myself and my family. Thet have endangered myself and my family aswell as my pets, and have made me feel very insecure in my own home.. How do I leave my daughter home alone when people keep showing up, with the possability of the owner showing up again to go hunting.
This all boils down to because I refused to let him tromp through my rented yard with his loaded gun, now hes going to demolish the home in which I reside.

If this is a real serious situation, the best option for you will be to go to a lawyer and file a case against the agent and then the landlord.
There are many lapses on your side also. If you had signed some papers, you should have retained the copies. So try to manage all those evidences in your favour. God Bless.

It would be completely illegal. The agent and the agents broker will lose their license, and lose their shirt in fines.

I have heard that if you attend an Open House without a Realtor, you are then obligated to use the showing Realtor if you decide to pursue that house, and that many unethical Realtor’s use Open Houses for that reason so they can cover both ends of the deal for double commission. Is there any way you can "fire" the selling Realtor after seeing the house and choose a different Realtor to represent you in that sale? I don’t feel comfortable working with someone who is trying to represent the interests of both the buyer and the seller…I want someone to represent my interests solely. What are my options if we already visited an Open House and spoke with the selling Realtor (although we didn’t give any personal information, not even our last name, or sign anything)? This is our first time looking for Real Estate or using a Realtor, and we learned this about the open house obligation after the fact, so any advice would be appreciated. Thanks!

Basically, a Realtor told me that if we had already seen a house without her that she could not represent me in buying that house because I had an obligation to use the selling Realtor. The selling Realtor was pretty horrible, so I would NEVER choose them, but her comment made me feel totally trapped, since we are somewhat interested in the house. Is she full of bull then?
While the above posting are correct – you are NOT obligated to use the Listing Realtor because you saw the home during an open house, DO tell the agent you hire to represent you that you saw the home during an open house. that way your agent can head off any problems before they happen.

You need to contact the NY Real Estate Agency and get a list of approved online courses. Once you pass the course you then have to pass the state test.
