Frank Mihal video blogs about the October stats that came out and how great they look going into the November/December market. The Fraser Valley real estate board recorded over 1700 sales in october which definitely is an increase from this time last year with only 764 sales…almost 1000 more sales! New listings when up approx 7% month over month from september but with this many sales, the inventory (number of active listings) has actually decreased. New home starts also increased about 5.5% from sept and over 50% from 6 months ago but the Frank thinks the looming HST plays a huge role in that. Frank Mihal video blogs about the recent release of the November 2009 stats from the Fraser Valley Real Estate Board. 1,522 sales were processed through the board in November which is approximately 200% higher then the 507 sales of November 2008! Total number of active listings decreased 5.4% from October to November to a total of 8,334. Frank states that heading into the December market which is typically a slower time of year, things are looking great! Frank Mihal video blogs about how there are many people who really don’t think about their home purchase too much and don’t always make the best decisions. He gives the example of buyers looking for a 2 bed 2 bath condo in the range of $200-250k ( which is all they need as far as space is concerned ) but as soon as they find out the bank will give them $450,000, they want to spend it all! Even though Frank will make a smaller commission, he tells them to purchase something smaller ( which is what they needed to being with ) and put more down on their mortgage on a monthly basis.
