Fraser Valley Real Estate Video Blog #45 – January 26th 2010

Frank Mihal video blogs about how he hates when sellers try and hide things when selling their home. He gives a few examples of stains on carpeting, cracked foundations etc, and how they cover them up. These things will almost all the time be found during the inspection and cause problems, and sometimes even cause problems a year or so down the road. If you are upfront and honest about the property and point out any deficiencies, buyers and the buyers Realtor are more likely to down play it and more forward in the transaction. If you have any questions or comments, feel free to contact Frank at http://www.frankmihal.ca

Fraser Valley Real Estate Video Blog #50 – February 2nd 2010

Frank Mihal video blogs to comment on a house he showed to prospective buyers last night, and how the owners installed the baseboards. He previously did a video about poor home renovations but this was much worse than just poor work or inexperience. It was simply just a waste of wood, material, and time! No effort was done to even make it look decent, so Frank asks really what is the point??? If you have any questions or comments, feel free to contact Frank at http://www.frankmihal.ca

Fraser Valley Real Estate Video Blog #49 – January 30th 2010

Frank Mihal video blogs to make a comment on how important it is to hand over the keys to your buyers at the property they purchased (and not have them just pick them up at the office) to make sure everything is in check there are no issues. In doing this, if there are any problems, your Realtor will be able to see it first hand and take care of it immediately! Frank Mihal : This is going to change the entire Real Estate industry if passed!

Posted on March 16th, 2010 by admin in realestate blogs | No Comments »

http://www.frankmihal.ca
Frank Mihal video blogs about the Competition Bureau’s investigation into CREA (Canadian Real Estate Association) that’s been going on since the end of 2007. The Bureau wants CREA to remove a number of clauses from the rules and regulations that govern as Realtors across Canada. One in particular they want removed is a clause stating that the listing realtor has to present all offers to the seller. In Franks case, where he had 2 offers on his listings coming in, that would mean he would not have to be there and the buyers Realtor could present the offer directly to the seller, essentially leaving the seller to make a decision without any representation, guidance, explanations or anything else as far as what they should do (which offer to take, counter, reject etc etc). How would you feel if your realtor, who you trust and hired to sell your property, would not be there and you had some other realtor trying to sell you on signing his contract (who is obviously representing the buyer and looking out for his or her best interest). Frank would still be there to present all offers regardless of what CREA’s rules and regulations are because AS A REALTOR, THAT IS PART OF HIS JOB…to protect the best interest of his clients, buy says he cant speak on behalf of anyone else. Realtors are all the Same? or are they all different?

Fraser Valley Real Estate Video Blog #59 – February 26th 2010

Frank Mihal video blogs his thoughts about a Realtor in the Fraser Valley that is broadcasting to the public that all Realtors are the exact same and do the exact same thing. This couldn’t be farther from the truth, every Realtor has different amount of experience/knowledge, offers different services, charges different fees, etc etc. He is obviously trying to promote his brand (and there is nothing wrong with that), however is going about it the wrong way by making things up and discrediting other Realtors in the industry. Frank finds this unethical as the public is being given information that is completely incorrect! If you have any questions or comments, feel free to contact Frank at http://www.frankmihal.ca
