Please don’t shoot me down but I need some financial advice?

Posted on March 5th, 2010 by admin in realestate offices | 6 Comments »

I am in a load of debt and want to know more about bankruptcy. My mom died when I was 17 and I have been raising my younger brother ever since. It has been very hard, for two years he was secretely living in my dorm room until I was able to break my housing contract and get an apartment. That is where the debt comes in. My grandmother came to visit and we had no furniture, literally one futon and some covers. She went crazy and decided the I HAD to buy furniture (she is a very forceful person) SO we bought the furniture, she cosigned and said it would be a good way for me to build some credit. It was a 6 mt deferred payment plan. She told me that she was going to pay for half and I would pay for the other half. At that time she was also receiving an SSI check for my brother (because he was under 18 and in H.s) she would send off part of it and helped me pay half of the rent, but this help only lasted 6 months. To say the least my family is all screwed up! Anyway, she stopped sending money and I had to start paying for the rent and utilities on my own which ended up being ALOT of money. I dont have to mention that she never helped pay on the furniture (which I still owe on)

So after talking to a "friend" he was telling me that he’s in realestate and that he could help me get on my feet while improving my credit score, so when I graduate from college I would qualify for things! So I was to purchase a house and receive 6000 at closing 2000 of which would be invested in order to pay off the taxes for the year. I wasn’t planning on living in the house for two more years, until I graduated from college. I used the 4000 to pay my rent in my apt for the rest of the year and that made my bills a lot more manageable for the time being, that was until I found out that the "management company" was not collecting the rent. Although I had been receiving NOTICES and receipts for payment! From what I understand the house went into foreclosure, I never even had a set of keys! I had known this guy since i was a little girl and I can’t believe he scammed me. He’s a close family friend!

After reading up on the situation, Iearned that I was in the wrong for saying that I was going to live in the house when I wasn’t planning to. Now I have a foreclosure and debt because of the furniture . I was just trying to make life normal for my little brother and I, but I ended up ruining mine! I don’t know what to do, where to go, who to turn to! I dont have the financial stability to hire a lawyer and at this point I am being sued by HSBC for the furniture, but I have no way to pay them, nothing to pay them. I can’t even settle because I don’t have the money. I live in Michigan and finding a job is virtually impossible, literally I have applied everywhere from department stores to office buildings and no one wants me because of my lack of FULL TIME job experience (I have been a student and worked 35 hr/wk for the last 4 years) . Please help me!
If I don’t file for bankruptcy, how long will this foreclosure loom over me and what are my responsibilities concerning the foreclosure? How will the taxes pay out? I don’t even know who to contact on this

HSBC has already served a summons, how can I handle it from here. I regret the fact that I let myself get screwed and in so deep in this matter :( Ive been fending for myself since 17 (right about the time when I was supposed to learn how to properly transition into adulthood) I dont want to make another stupid mistake, I am already in over my head!!!

As for bankruptcy as an option, what does this do to the foreclosure? I think that with all of this stuff added up I’m over 100,000 in debt, not to include the student loans that I have to start paying back ( I know I can’t get rid of those).

I’m only 22, and I dont want to ruin the rest of my life! The last five years have been horrid enough.

I will 2nd what James said, and follow up with get out of MI. It is a dead zone with to many people looking for jobs that just are not there.

Get out, I don’t care if your family is there or what reason you are there, get out of that state.

If all else fails put on something nice and stand on a street corner with a sign, saying you need money, and you’re are willing to work. Yes you will run into some jurks.

I am much more willing to give money to a nice dress person then the normal bum beggars I see.

why are people so rude?!?

Posted on March 1st, 2010 by admin in realestate offices | 1 Comment »

so i work for a real estate company and lately people are just being jackasses. i JUST got off the phone with one. this guy called and said he’s sitting in front of a home and wants some info on it. so i asked him for the address and i looked it up in our database and told him "that is [agent]’s listing, she’s not in the office at the moment, but i can transfer you to her cell phone" and he just gets this attitude and says "tell me how much it is" and i tell him i dont have that info, all i have is who’s listing it is so i can transfer people to the right agent (which is a lie, i have all the info, but its against the law for anyone without a realestate license to give out info on any home for sale, thats why we have to direct them to the agent. so the guy tells me thats the dumbest thing he’s heard and he wants the main desk, i tell him i am the receptionist, thats all the info i have, he needs to talk to the agent to get details. and the guy calls me a b*tch and hangs ups! wtf?
i didnt even get the chance to get an attitude with him!!! i was being the sweetest person in the world. now he’s put me in a bad mood. ARGH. i swear, i’m doing my job here, no need to get nasty!!! what gives him the right to treat me like that?!!?

Its the wrong understanding of " unschooled "customers of the clique- "Customer is always right" .They make it to mean because we are selling (receptionist are front end marketer )something and would like to do business with them , they could B*#S us all they want . They don’t understand that a good relationship and respect for each other (customer- marketer)could mean their more understanding of the product he intends to buy before making that final decision . Sales people are not beggars but a very good source of information about the product he plans to buy before he makes that buy decision . It’s always a win-win formula for both buyer and seller to understand and respect each other so when the buyer purchase the product he could fully enjoy the features and its benefits .

As in any relationship , what makes the relationship successful for both parties is equal respect .

career options? what should i do?

Posted on February 26th, 2010 by admin in realestate offices | 5 Comments »

i love animals but do not have the science skills to become a vet.
i want to look after my mother when shes elderly but am not good at science and maths to become a registered nurse.
i am wanting to buy a house and being in realestate would help out but such a competitive industry.

i have over 15 years experience in customer liasion, cash handling and office duties, but i do not want to work in retail or office work.

what should i do?

i have 3 kids and my youngest is two i want to be able to give them a great future as well as me having a career to provide that and knowing that the industry i work within will always generate work.
i do have my own business as a mobile hair braider but its a hobby i love doing hair but not enough to become a hairdresser. i have had all those years experience as they were the only jobs i could secure due to experience and no one willing to train a 27 y.o in a diffenert feild even if they are reliable.
I like customer service and i am always happy but just want a change and a better income.

Open a doggy day care. They are booming in my area right now, you would be amazed at what people pay for their dogs to be taken care of when they are at work.
You have the office skills to run a business, and a love of animals. Either that or a dog walker, they make good money too.

Agree or not?

Posted on February 25th, 2010 by admin in realestate offices | 10 Comments »

I seriously laugh so hard my side hurts when I read what people have to say on here. And no, I’m not casting any insults right now.

I hear a lot say that Bush is the boogy man or Hilary is the boogy man or Gore is, etc etc etc.

Fact is people, the two leading political parties in this country all crap in the same places. Foreign oil, pharmasuticals, BIG insurance companies, realestate, the auto industry and electricity. Sniff around a little and you will see a lot of names of people who you would never suspect.

It truly is possible to hate a politician to the point of becoming paranoid that they are out to get you. Don’t forget that we elect them and alot of the people that scream the loudest don’t vote when the polls are open.

Is the current administration corrupt? DUH! Was the previous one corrupt? DUH! Remember, polititians don’t spend millions to get into office for YOUR personal gain…but for their own!

Sorry if my spelling sucks…I still on my first cup.
I agree…they all stink like rotten meat!
susi, flattery will get you everywhere. But becarefull…he bites.

I know they Both like the Illegals… Dems like the Vote, Repubs Like the Labor.

how do they get away with all this & where di I stand?

To whom this may concern…
In October 2007 I started renting (and signed a minimun five year lease) a house in Innisfil on the fifth line, from a mojor corperation located in toronto somewhere. It is a numbered Ontario company. The rent was to be paid to a realestate agent in Alcona.(In a century 21 ) I have been asking for my lease on many occassions in which I was unsuccessful. (he had forgetten, couldn:t catch me), or perhaps just did not care..I have been down to his office on many occassions also to just get it, He was never there and the ladies at the front desk said that they had no access to his office. .My issue is that I have lived in this same home since I was ten years old, with a different landlord, I am now 35.
On April the 28th as I was upstairs cleaning, a black dodge pick-up came down my driveway, and parked in my parking spot two men got out and started to dress in their hunting cloths, continued as they pulled their shotguns from their cases and loaded them. They proceeded to walk through my front yard and between my barns in which I also rent, as was in my lease.. This is where I should have dialed 911 right…But no I interfeared by going out my front door and asking them what they thought they were doing..
I was told by one of the people that I only rent the house and they were going hunting. I told them they were tresspassing and they had no right to be on the property that I was renting, This turned into an arguement and when I told them there was such things as respect, he was very angry at this point… He finally revealed that he was infact the land owner… and showed me his I.D. I repeated my self and point blank told him that as a londlord he should respect his tennants, hunter ethics are not parking and and carrying loaded guns through your tennants yard.where their children and animals play (Thats not acceptable) that I was still waiting for my lease, and getting tired of chasing the agent for it and that he still had no business parked in my driveway..Let alone argueing with me on my poarch with his loaded gun over his shoulde I was very uncompfortable at this point so I told him that I was not happy and could have called 911 first for tresspassing and then because I have never seen him before I could have thought he was a nut bar. God I could have been killed. What was I thinking..
He said that he thought it was the obandoned house next door that was rented, ya right I am not stupid I said, when you pull into a driveway and see a Jonh Deer ride on lawn mower, a covered skidoo, cut grass, wood pile still from winter with an axe and trailer still there,my daughters pet gaot running around the yard, and new barqicue on the porch no on lives here.( I guess people just move and leave their expensive bolongings at their old house right.) I told them they could leave and next time I would call 911, They threw thier guns in the truck and left.
Monday I called the agent and asked him for my lease again, He said he had talked to the land owner and that I had put myself in a very bad situation, so I told him what had happened on the Saturday and that if he had come to the door first( like most ethical hunters do) and said who he was there probably would not have been the problem. He said he needed to talk with the land owner about the lease. I told him it was his legel obligation to give me the lease I had signed a least 21 days after I signed it, and there would be no more rent till I get it. I would be in his office at 6:30 Wednesday to pick it up.On the way home I went to the Innisfil police department to have what happened Saturday documented. When I got to the agents office after work Wednesday he was not there. The lady at the desk said he wanted me to call him. so we did. now apparently there was not giong to be a lease, so I demanded the papers (lease) I signed back in October. Apparently I must be delusional, I signed a lease and he says I never signed anything and I do not know what I am talking about. Then he hung up after telling me that the land lord is going to tear down my home.
Wednesday May 1st I went into Barrie and filed papers with the land lords and tennant act. When I got home there was a red van in my driveway, I pulled up infront of them, they backed down my driveway and parked ON my grass, I asked then to please get off the grass and turn around on the driveway.( thats why we have one) He bluntly stated he was being considerate to let me pass, (by driving on my grass) (they must be related) The people in the van would not give me their names so I took the plate number and modle of their vehicle. When I got to my door there was an envelope in the corner. Great my eviction notice.
I now have 120 days to be out of my home, where I have lived since I was 10. My daughter was born here and has almost completed all her schooling thank god for that. But the issue still stands that How do I win making minimum wage fighting a multi million dollar corporation? All was great till I told the land owner I did not want him going through my yard with a loaded weapon. Why should these people get away with what they have done and are doing to myself and my family. Thet have endangered myself and my family aswell as my pets, and have made me feel very insecure in my own home.. How do I leave my daughter home alone when people keep showing up, with the possability of the owner showing up again to go hunting.
This all boils down to because I refused to let him tromp through my rented yard with his loaded gun, now hes going to demolish the home in which I reside.

All feed back is greatly appreciated, please e mail me with your help and info….
concerned tennant.

If this is a real serious situation, the best option for you will be to go to a lawyer and file a case against the agent and then the landlord.
There are many lapses on your side also. If you had signed some papers, you should have retained the copies. So try to manage all those evidences in your favour. God Bless.

Is there liable here?

I had previously posted a question reguarding a home purchase. Well since then I called the corporate office of the home builder to atleast get some clarification on why they were stealing everyones equity. Well to make a long story short i left a message complaining a bit and in the message I gave an example of how aco-worker of my wife’s is looking at purchasing a home for substantially lower than what a neighbor of ours paid. Now I know you already told me that they can sell houses for whatever they want, well thats all good and well but that co-worker went back to the realestate agent that sits in the model home in the neighborhood to discuss his future purchase of said home she intern informs him that he will not be able to get the previously discussed price because " (MY NAME INSERTED HERE) complained to said home builder and now they want full price for it" . Do I have legal recourse for them stating my name to this guy as the reason.

You mean slander. Libel is if they print it. But the answer is no, it’s not slander.

"Slander – 1. Oral communication of false statements injurious to a person’s reputation. 2. false and malicious statement or report about someone. "

As long as what they told the person is true, which you just said it is, then it is not slander. You did call and complain about it. Now the builder wants full price. So everything is true, so no slander.

As far as it being ethical or professional, it sure doesn’t sound that way. But it also doesn’t sound lilke anything you can sue them over or anything. But if you want to try, go for it. My specialty is criminal law, not civil. Let us know how it works out.
