He gives the example of buyers looking for a 2 bed 2 bath condo in the range of $200-250k ( which is all they need as far as space is concerned ) but as soon as they find out the bank will give them $450,000, they want to spend it all! Even though Frank will make a smaller commission, he tells them to purchase something smaller ( which is what they needed to being with ) and put more down on their mortgage on a monthly basis.
